What counts as a mixed-use property?+

A property that combines residential and commercial space — like apartments above a storefront, or a home with an office, salon, barber shop, or daycare. Our program finances properties with up to four units, one of which can be commercial, as long as the property is primarily residential.

Do I have to live there or run the business?+

No. Unlike conventional mixed-use financing, you're not required to occupy the property or to own or operate the business in the commercial space. You can hold it purely as an investment.

Can I qualify without tax returns or income documentation?+

Often, yes. Our Signature Expanded Investor Cash Flow option lets qualified investors qualify based on the property's rental income rather than personal income — with no DTI or income documentation required, and no prior landlord history needed.

Can I close in an LLC or trust?+

Yes. Closing in an entity such as an LLC or trust is permitted, and interest-only terms are available on eligible programs. Purchase, rate-and-term refinance, and cash-out are all options.
